Gaming Blockchain Oasys Launches on Mainnet

The Mainnet launch follows a year of extensive partnership-building, ecosystem development and growth.

The announcement follows an extensive year of partnership-building, which saw 21 top-tier initial validators pledging their support to Oasys, including a wide range of established gaming giants such as Square Enix, SEGA, Ubisoft, Bandai Namco Research and Netmarble. Other Web3 ecosystem companies that have partnered with Oasys include ConsenSys and tofuNFT.

The launch comes alongside a recent and extensive code audit by Quantstamp, a leading blockchain security firm whose client list includes some of the industry’s largest blockchain projects such as Ethereum, Solana, Cardano and Near.

Oasys’ Mainnet will be implemented in three distinct phases, designed to stabilise, integrate and enhance the overall ecosystem. Oasys will commence the first phase of its launch on 25 October.

As part of the first phase, Oasys’ 21 initial validators will begin taking operations of all nodes and ensuring that Oasys Layer 1, the Hub-Layer, can maintain stable performance. The second phase of the launch is expected to commence soon after by 8 November, and begin to integrate Oasys Layer 2, the Verse-Layer, on top of the existing framework.

After both the Hub-Layer and Verse-Layer are stabilised, the third and final phase of the launch will begin on 22 November and is intended to integrate essential components of the Oasys ecosystem for gaming performance and user experience, such as the Oasys-Hub, a portal interface for users to engage with.

Hong Kong Start-up company Polarchain Biotechnology discovered Brown Algae • Liver Guard  Improve the liver problems of the urbanites

There are around a quarter of Hong Kong citizens suffer from fatty liver disease, which may lead to cirrhosis, or even liver cancer when the condition becomes severe. Dr. Chan Hing, the technical director of MAE has been doing long-time research for these years, discovering Brown Algae • Liver Guard finally.

Over 20 years of scientific research achievement, the visibility effect shows the benefits of Microalgae

Chan was graduated from The University of Hong Kong in 1995, he started studying microalgae since over 20 years ago, and found that it contains rich nutrients. However, microalgae were not widely used at that time, and since there is less fucoxanthin in microalgae, the cost to extract the fucoxanthin was high. Currently, there are only a handful of companies from Israel, France, and Hong Kong that can perform mass-produce of fucoxanthin from microalgae and make it into liver-healthy products.

Kevin Cheng, the nutritionist of MAE, said that the antioxidant effect of fucoxanthin is stronger than vitamin C, which can activate uncoupling protein 1 (UCP1) and advance the decomposition of fats, years of experiments also prove that fucoxanthin can improve liver conditions effectively. The results of the alcoholic liver, and choline-deficient L-amino acid-defined high-fat diet (CDAHFD) experiments, show that after eating the fucoxanthin, the liver fat and cholesterol have decreased.

Chan conducted many years of scientific research based on his scientific spirit, he invited more than 10 groups of volunteers to consume the Brown Algae • Liver Guard, and 90% of them showed a reduction in their liver fat value. One of the volunteers took it for 2 months, and the liver stiffness was decreased from 6.9, the over-standard, to 5.5, the standard of liver stiffness; the liver fat also decreased from 345 to 334.

The visibility effect of Brown Algae • Liver Guard proves that it can improve the liver problems. Chan hopes to have more effect of the product on consumers through more clinical studies, instead of inviting some famous artist to promote the product.

The challenging growth conditions of microalgae, protect the environment while cultivating it

It is not easy to extract the microalgae, and the cultivating conditions are also difficult. Cheng points out that the microalgae cannot be seen without a microscope, which makes it impossible to collect a large number of microalgae in the ocean. Microalgae need less polluted, low microbial, and low-temperature environments to grow up.

The process of artificial cultivation is difficult, Cheng said that MAE has overcome the barrier of the techniques involved, and cultivated high-quality microalgae successfully in the laboratory, it also avoids the ocean pollution that may affect the quality of microalgae like heavy metal and plastic particles. In addition, to simulate the best growth environment for microalgae, the insolation duration was set as “12hr for light, 12hr for dark”, the color of the insolation light was chosen by the plant spectrum.

Cultivating microalgae can also reduce carbon emissions. Chan mentioned that the operation of the factory combusts lots of petroleum, which will lead to the greenhouse effect. The microalgae can adsorb the carbon dioxide in the air for photosynthesis and are environmentally friendly while also producing the product.

100% made in Hong Kong, insist to invent even in a low profit

The process of cultivating the microalgae, disinfection, wall breaking, extracting the fucoxanthin, and conducting safety test at the Hong Kong Institute of Biotechnology under the Chinese University of Hong Kong, will be finished in Hong Kong. Don W.Y.Lo, the product development manager, said that the MAE team has a three-years collaboration with the Hong Kong Institute of Biotechnology, then publish Brown Algae • Liver Guard, stating that they only get minimal profit since MAE was established in 2018.

They aim to maintain the survival of the team, invent new products in the future, and conduct various tests on the constituents extracted from microalgae, including an in-depth test to fight for cancer cells.

A multi-functions product focused on protecting the liver, and the obvious effects after two months

Sunlight Real Estate Investment Trust Operational Statistics for the First Quarter of the Financial Year 2022/23

HONG KONG SAR – Media OutReach – 24 October 2022 – Henderson Sunlight Asset Management Limited (the “Manager“), as manager of Sunlight Real Estate Investment Trust (“Sunlight REIT“), announces the operational statistics of Sunlight REIT for the first quarter of the financial year 2022/23.

At 30 September 2022, the occupancy rate of Sunlight REIT’s portfolio was 93.2% (30 June 2022: 94.7%), while the office and retail occupancy rates were 93.5% and 92.4% respectively (30 June 2022: 94.8% and 94.5%). The passing rent of Sunlight REIT’s portfolio was down slightly to HK$44.9 per sq. ft. (30 June 2022: HK$45.4 per sq. ft.). The office and retail portfolio registered negative rental reversions of 4.4% and 8.3% respectively during the quarter under review, demonstrating the still fragile economic sentiment attributable to rising interest rates and persistent pandemic situation.

In respect of operational performance of key office properties, Dah Sing Financial Centre maintained a steady occupancy rate of 91.3% with a passing rent of HK$42.3 per sq. ft.. However, its vacancy rate is expected to increase by end-2022 as certain multinational tenants opted not to renew their tenancies upon expiry. Meanwhile, the overall Sheung Wan/Central office portfolio recorded a satisfactory occupancy rate at 30 September 2022 with the exception of Winsome House Property, the performance of which was affected by the high vacancy rate and thus intense competition in the vicinity. In contrast, occupancy rate and passing rent of The Harvest exhibited steady improvement as the confectionary store at ground floor has moved in.

Regarding the shopping malls, a drop in the occupancy rate of Metro City Phase I Property was mainly due to the co-termination of certain leases relating to its renovation project which commenced in September 2022. On the other hand, the occupancy rate of Sheung Shui Centre Shopping Arcade edged lower to 91.0%, while its passing rent also recorded a mild decrease to HK$99.2 per sq. ft..

Vietnamese government and localities are determined to remove the IUU yellow card

HANOI, VIETNAM – Media OutReach – 24 October 2022 – The Vietnamese government, industries and coastal localities have expressed their strong determination to remove the IUU yellow card in the near future.

On September 20, 2022, the National Steering Committee on Illegal, Unreported and Unregulated (IUU) Fishing Prevention and Control held an online conference with the participation of all communes in 28 coastal provinces and cities across the country.

During the conference, Deputy Prime Minister Le Van Thanh, Chairman of the National Committee on Combating IUU Fishing, said that the removal of the IUU yellow card is exceptionally urgent and has great significance for the lives of fishermen and the seafood export industry as well as the reputation of the country.

He said that the leaders of the Party and the State have shown their deep interest in this issue and have attended many meetings and exchanges with high-ranking officials of the European Union (EU) and the European Commission (EC) on Vietnam’s commitment, efforts and determination in the prevention and control of IUU fishing.

Thanh said: “The Government and the Prime Minister have issued directives and directions on measures to solve this problem.”

The EU delegations highly appreciated Vietnam’s political determination to implement the recommendations. Vietnam has participated in and performed international agreements related to anti-IUU fishing, including the Agreement on Port State Measures of the Food and Agriculture Organization of the United Nations (UN) and the United Nations Fish Stocks Agreement. The goal of the Agreement on Port State Measures, the first binding international agreement specifically targeting IUU fishing, is to prevent and eliminate IUU fishing by prohibiting IUU fishing vessels from using the port and docking their catch. Meanwhile, the United Nations Fish Stocks Agreement aims to ensure the long-term conservation and sustainable use of straddling fish stocks and highly migratory fish stocks within the framework of the United Nations Convention on the Law of the Sea.

The Deputy Prime Minister requested the establishment of inter-ministerial delegations at the central level directed by the leaders of the Ministry of Agriculture and Rural Development and at the local level by the leaders of the provincial People’s Committees for specific inspection.

The Deputy Prime Minister also requested the related ministries, industries and localities to effectively implement the directives of the Government and the Prime Minister, especially the Project on prevention and control of IUU fishing by 2025, which has just been promulgated by the Prime Minister to develop safe and sustainable fishing, processing and export of Vietnamese seafood.

Tran Dinh Luan, Director General of the Directorate of Fisheries under the Ministry of Agriculture and Rural Development, said that the total number of fishing vessels nationwide is more than 90,000. Vessel Monitoring Systems (VMS) have been installed on 95% of fishing vessels.

The installation of VMS and inspection of fishing vessels have been promoted in the coastal provinces, especially Kien Giang, Ca Mau, Ben Tre, Binh Dinh, Binh Thuan, Bac Lieu and Ba Ria – Vung Tau.

There will be more coastal provinces and cities nationwide to monitor fishing vessels around the clock, and many teams in charge of fisheries supervision at the provincial and city levels shall be established.

The Deputy Minister of Agriculture and Rural Development, Phung Duc Tien, said that Vietnam’s legal framework on anti-IUU fishing has been relatively complete, clearly expressing Vietnam’s commitment to sustainable and responsible fisheries development following international integration.

However, due to the infrastructure limitation and the low education of some fishermen, the IUU yellow card has not been removed yet. Mr Tien noted that fishermen sometimes fail to meet the standards in terms of fishing logs, the disbursement of investment capital for fishing ports is still late, and the installation of VMS is delayed in difficult localities with many poor fishermen.

The Government has guided that all fishing vessels with a length of 15 meters or more will be inspected before leaving the fishing port to ensure complete documents and equipment as prescribed. In addition, by that year, they must be monitored via VMS while at sea and will be inspected upon arrival at the fishing port; all inland fishery production must be inspected and supervised when loading and unloading at the fishing port, and 100% of foreign-caught seafood arriving at Vietnamese ports must be checked and monitored following the Agreement on Port State Measures of the Food and Agriculture Organization (FAO) of United Nations 2009.

Moreover, Vietnam will improve the capacity and effectiveness of maritime patrols and inspections, strengthen law enforcement, trace seafood origins, and implement relevant international treaties and agreements.

At the end of 2021, Prime Minister Pham Minh Chinh presided over a remote meeting on the prevention and control of IUU fishing. He ordered the National Steering Committee to urge the ministries, industries and localities to execute the solutions effectively, decisively and synchronously.

The Ministry of National Defense was assigned to coordinate with relevant agencies, ministries and industries and the People’s Committees of 28 coastal provinces and cities to enhance the inspection and close monitoring of fishing vessels’ activities, especially on the seas which are not restricted clearly between Vietnam and other countries.

The Ministry of Foreign Affairs was assigned to work with relevant parties, and advise the Government on negotiating plans with countries sharing the seas which are not demarcated clearly with Vietnam to identify boundaries for lawful activities of Vietnamese fishing vessels. The Ministry is also required to collect information and evidence in the countries that arrest violating fishing vessels of Vietnam.

The Ministry of Public Security was assigned to investigate and handle groups of brokers engaged in illegal fishing in foreign seas. The Ministry of Agriculture and Rural Development was assigned to continue to revise the institutions and legal framework to manage fisheries strictly.

The Ministry of Planning and Investment was required to allocate a part of medium-term public investment capital for the 2021 – 2025 period and other capital to build and upgrade fisheries infrastructure, including fishing ports and anchorage areas and storm shelters for vessels, and develop fisheries management systems. In addition, the Ministry of Finance was requested to prioritize funding support for relevant ministries, industries and localities to perform programs and plans of IUU fishing prevention and control.

The Ministry of Transport was assigned to cooperate with the Ministry of Agriculture and Rural Development and related ministries to inspect seafood imported into Vietnam. Also, the Ministry of Labour – Invalids and Social Affairs was expected to join hands in organizing programs of vocational training and fisheries labour management in line with domestic and international labour regulations.

The US Global Policy Journal website stated that Vietnam might become a model for other Southeast Asian countries in anti-IUU fishing. Accordingly, Vietnam does not want to repeat the mistake of Thailand, which has a high percentage of fishing vessels unregistered and out of the Government’s control. Vietnam also does not want to follow in the footsteps of their neighbour Cambodia which is at a dead end with a red card from the EU and unable to export fish.

A senior Vietnamese Ministry of Agriculture and Rural Development official stated: “Vietnam will never tolerate or allow any activity related to IUU fishing.”

Department of Tourism Management Director General, Mme Darany Phommavongsa, of the Ministry of Information, Culture, and Tourism said of the website: “More and more visitors are arriving in Laos since the country fully reopened its borders in May. A good number of these are already aware of the LaoSafe programme and are interested to find out which businesses are LaoSafe certified.”

While navigating the website, users can view exciting tourism promotional videos, search for LaoSafe certified businesses, tour guides, and drivers, obtain information on trainers and assessors, or browse useful resources uploaded to the site, including standards guides and training materials.

Implemented by the Ministry of Information, Culture and Tourism, and approved by the Ministry of Health, LaoSafe is a nationwide initiative designed to create a world-class health and hygiene system within the tourism and hospitality industry.

Sector-specific standards have been developed for accommodation, food and beverage, tour guides, and drivers, to raise the benchmark of hygiene provision throughout the country and to build international confidence in Laos as a safe tourist destination.

Mme Darany Phommavongsa noted that “increased traffic to the LaoSafe website can be traced to several different countries, primarily Thailand, Vietnam, Malaysia and the USA. We are pleased to report that this programme is helping to promote Laos as a safe, secure destination for travellers in the region and around the world.”
