Hang Lung X HKYWCA “Love·No·Limit” Dementia Friendly Program – Community Inclusion Day Supporting over 2,200 dementia patients and carers for three years in a row

Advocating early assessment Building a dementia-friendly community

HONG KONG SAR – Media OutReach – 6 November 2023 – The Hang Lung X HKYWCA “Love·No·Limit” Dementia Friendly Program – Community Inclusion Day, co-organized for the third consecutive year by Hang Lung Properties (SEHK stock code: 00101) (the “Company” or “Hang Lung”) and the Hong Kong Young Women’s Christian Association (“HKYWCA”), was successfully held at Amoy Plaza last weekend. Activities from free brain health consultations and cognitive testing providing information about important community resources and referral services to an exhibition of artworks co-created by dementia patients, carers and volunteers are offered at the event. The two-day event attracted more than 12,000 members of the community, dementia patients, and carers. To keep promoting a dementia-friendly community, the “Love·No·Limit” Community Inclusion Day, expected to benefit more than 240 people with complimentary cognitive assessment, will also take place at Kornhill Plaza this year from November 11 to 12.

With the theme of “Flying Free,” this year’s Community Inclusion Day had its kick-off ceremony officiated by Mr. Leung Po Wah, Taddy, District Social Welfare Officer (Kwun Tong) of the Social Welfare Department; Ms. Helen Lau, Deputy Director (Head of Hong Kong Business Operation) of Hang Lung Properties; and Mr. Chow Wah Tat, Kenneth, Service Director (Elderly Services) of the HKYWCA. At the event, more than 70 kites made by dementia patients, carers, Hang Lung As One volunteers and young volunteers from HKYWCA were displayed against a backdrop of famous scenic spots across the city. The inspiring image illustrated the message that dementia patients can live freely and flourish in a supportive community. It also represented the vision of an inclusive, dementia-friendly society, which is possible when people from all walks of life work together. Artworks such as clay dim sum, cyanotype decorations, and stress relief paintings created by people with dementia and their carers were displayed at the “Dementia Friendly Art Gallery.” The exhibits allowed the public to appreciate each piece’s creativity while becoming more aware of the physical and mental health challenges of carers.

Two carers share their stories about caring for loved ones with dementia, as well as memorable bits and pieces from taking part in the Hang Lung X HKYWCA “Love·No·Limit” Dementia Friendly Program

Ms. Helen Lau, Deputy Director (Head of Hong Kong Business Operation) of Hang Lung Properties, said, “Since the Hang Lung X HKYWCA ‘Love·No·Limit’ Dementia Friendly Program was launched in 2021, it has supported more than 2,200 dementia patients and their carers. Close to 300 of our frontliners have also completed the Social Welfare Department-approved ‘Dementia Friends’ training course, giving them the skills to provide appropriate assistance while they are at work to people with dementia. We were delighted to bring a selection of merchants on board for this year’s Community Inclusion Day, offering exclusive shopping concessions to elderly people to encourage them to stay active and be involved in the community while also responding to the Social Welfare Department’s appeal to help ease pressures on carers. In the future, Hang Lung will continue to demonstrate our support for dementia patients and their carers, with the aim of building a more inclusive, caring, and dementia friendly community, and fulfilling the Company’s commitment to improving social wellbeing.”

Mr. Leung Po Wah, Taddy, District Social Welfare Officer (Kwun Tong) from the Social Welfare Department, said, ” Our government has always been concerned about the need of support for dementia patients and their carers. This year, the Government has launched out various enhanced initiatives, including a 24-hour Designated Hotline for Carer Support (182 183) and an one-stop Information Gateway for Carers to make it easier for them to seek assistance when necessary. To promote dementia friendliness and support for carers, it is not only important for the Government to allocate resources but also for the business sector and social welfare organizations to collaborate to expand community networks and create a caring workplace culture that accepts and understands the challenges faced by working carers, thus alleviating their stress. I am deeply grateful to Hang Lung for training their frontline staff in malls and office towers to become recognized ‘Dementia Friends’ by the Social Welfare Department, assisting people in need both in the workplace and in their daily lives and jointly contributing to a dementia friendly community.”

Mr. Chow Wah Tat, Kenneth, Service Director (Elderly Services) of the Hong Kong Young Women’s Christian Association, said, ” Thanks to Hang Lung’s support, the association has implemented the ‘Love No Limit’ Dementia Friendly Program in four HKYWCA elderly centers over the past three years. Targeting families with dementia members, the program has allowed participants to showcase their creativity through the arts and helped carers relax and unwind by joining activities. One-to-one five-sense cognitive training was also provided to relieve carers’ stress and slow down cognitive degeneration in the elderly. In addition, the elderly who may have memory problems were identified and referred to private doctors in their districts for appropriate treatment. Through this program, dementia patients and their carers enjoyed a pleasant time together and established a positive caregiving relationship. We wish to express our heartfelt gratitude for Hang Lung’s dedication to promoting a dementia-friendly community.”

At this year’s event, two carer representatives shared their thoughts on the benefits of the Hang Lung X HKYWCA “Love·No·Limit” Dementia Friendly Program and their experiences in caring for dementia patients. Ms. Leila Chan, Chief Executive of Big Silver, also provided an overview of the various resources and support available in our community for carers. Mrs. Ng Lai Po Chun, a carer and a participant in the program for three consecutive years with her husband who is living with dementia and bilateral hearing loss, shared how the program’s activities helped him open up and become more engaged and interested in life. For her, the program has allowed her to relax more and be more socially engaged, helping reduce the stress associated with caregiving.

Dash Living Japan Acquires Strategic Seed Asset in Joint Venture with Schroders

Expands Tokyo Portfolio to 11 Locations to Meet Urban Professionals’ Accommodation Needs

TOKYO, JAPAN – Media OutReach – 6 November 2023 – Dash Living, Asia Pacific’s leading provider of rental housing, and global investment management firm Schroders with USD $923.1 billion assets under management[1], have jointly completed the acquisition of a strategic seed asset located in Ryogoku to further expand their portfolio in the Japan property market, which has been enjoying a surge in institutional capital inflow of late and increasing investments by major real estate investors.

Palms Ryogoku, is a modern 49-key multi-family residential asset in the heart of Tokyo’s historic center of sumo wrestling. The riverside town of Ryogoku in Sumida ward hosts the sport’s most famous tournaments and is home to numerous sumo training stables. The ward also features the world famous Sensoji Temple, Tokyo SkyTree and various world-class restaurants, traditional craft workshops and cultural museums. It is conveniently located within walking distance from Tokyo’s train network, providing easy access to major commercial districts and international airports.

The new acquisition is the first seed asset of the joint venture and Dash Living’s eleventh location in Tokyo. It was formerly a residential asset with traditional Japanese leases, which will be repositioned into mixed-use, long and short-stay accommodation with fully furnished apartments and high-quality shared facilities, including Dash Living’s signature technology-enabled access to global shared amenities, events and customer services.

Demand for short-stay accommodation has been on the rise in Japan in recent years, thanks to the government’s policy to boost tourism entries to 60 million annually by year 2030. In 2018, Japan’s minpaku law came into effect and tightened regulation around offering short-stay accommodation. This helped to inject further supply in the market while maintaining the quality and safety of communities. Dash Living has been the pioneer and market leader in this sector, using technology, community-driven, and cost-effective regional operations to provide long-stay stable income while using short-stay to enhance rental yields. Up to 2023, Dash Living has successfully attracted foreign capital and exited three assets in Tokyo this year for their investors, delivering opportunistic-level returns in the living sector with the help of Crosspath Advisors, the asset manager for this strategic asset.

“Japan is currently Dash Living’s fastest growing market and could become our biggest by AUM and beds over the next few years. We are delighted to join hands with a world-class, trusted asset manager such as Schroders as we continue to expand our Asia Pacific portfolio on our quest to empower living in a connected world,” said Aaron Lee, CEO and founder, Dash Living. “Our first asset together in Ryogoku is ideal for urban professionals and provides an upmarket accommodation option in an accessible and unique neighbourhood in Tokyo.”

“Japan is one of our focused markets in Asia, and we are pleased to partner with a regional market leader like Dash Living who is equipped with proven track-record in creating value in the living sector. Dash Living’s entrepreneurial approach resonates well with ours and we look forward to our new journey together with this acquisition as well as many more to come,” added Keisuke Kusano, Head of Real Estate, Japan, Schroders.

Dash Living was founded in Hong Kong in 2014 and has since grown its footprint across key regions including Singapore, Japan, and Australia, building a connected living community across APAC. It marked a major milestone in 2021 when it kickstarted the first stage of its expansion in Tokyo. Since then, through a combination of expansion, strategic acquisition and rebranding of IntheHood Hospitality in 2022, its portfolio in the market has reached 11 locations in Tokyo.

Bridge in Savannakhet Collapses under 42-ton Truck

Houay Thahao Bridge collapsed under a crane truck in Xayaboury District. (Photo/Media Laos)

Local authorities in Xayaboury District, Savannakhet Province, have promptly responded to the collapse of the Houay Thahao Bridge after the crossing of a 42-ton crane truck caused the 82-meter-long structure to crumble.

The bridge, between Sivilay Village and Thako Village along National Highway 11, was designed to withstand only 8 tons, one fifth of the crane truck’s weight.

As the truck was operated by Sanxay Bridge Construction and Repair Company Limited, responsibility for the repairs falls on Sanxay Company, according to the Public Works and Transport Office of Xayboury District, which inspected the site shortly after the incident.

The authorities and the village committee anticipated a three-month repair period, during which the company and police would have to not only address structural concerns but also run a thorough investigation of the circumstances surrounding the incident.

Alternative routes

Travelers intending to use National Highway 11 to reach Paksebanfai Village are advised to take a detour that includes Route 13 South, turning next to the PTT gas station in Gaenghat Village in Xayaboury District, and continuing towards Nasang Village through an 18-kilometer unpaved road.

Singapore’s Prime Minister to Hand Office Over to His Deputy Before 2025 Election

SINGAPORE (AP) — Singapore Prime Minister Lee Hsien Loong said Sunday he planned to bow out and hand over power to his deputy, Lawrence Wong, late next year, before the 2025 general election.

Lee, 71, initially intended to retire before turning 70, but it was shelved because of the COVID-19 pandemic. He has served as head of the long-ruling People’s Action Party, or PAP, and as prime minister since 2004. Last year, he named Wong, who is also finance minister, as his designated successor.

“I have full confidence in Lawrence and his team and there’s no reason to delay their political transition. Therefore, I intend to hand over to DPM (Deputy Prime Minister) Lawrence before the next general election,” Lee said at a party conference.

He said passing the baton to Wong before the national polls will allow the 50-year-old politician to win his own mandate and take the country forward.

“If all goes well, I will hand over (to Wong) by PAP’s 70th birthday next year” in November 2024, Lee said without giving an exact date.

Pausing to hold back his tears, an emotional Lee said he was thankful for the time he had served, and that he would do his utmost to support Wong and his new team.

“After (handing over), I will be at the new PM’s disposal. I will do wherever he thinks I can be useful. I will do my best to help him fight and win the next GE (general election),” Lee added.

Wong, who came to prominence in helping to coordinate Singapore’s fight against COVID-19, will be the city-state’s fourth leader since independence in 1965.

He was picked by PAP as the likely successor to Lee after then Finance Minister Heng Swee Keat, who was earlier tipped to succeed Lee, withdrew his nomination. Heng bowed out after the PAP, one of the world’s longest-serving parties, suffered its worst election performance in 2020. Although the PAP retained its super majority, it lost some seats and support slipped.

Lee is the eldest son of Lee Kuan Yew, who became Singapore’s first prime minister and built the resource-poor city-state into one of the world’s richest nations during 31 years in office. But it has also been criticized for tight government control, media censorship and use of oppressive laws and civil lawsuits against dissidents.
